Rosshill Lodge is located in Joyce's Country in the Barony of Ross which begins at the land between the two lakes on the direct route to Connemara from the East. Adjacent to Lough Mask, it is accessed via a small road off the Clonbur to Finney road which extends a few hundred yards further to Rosshill Bay, where there is a landing stage for direct access to the Mask fishing grounds.
The Lodge was formerly the Coach House, Stables and Granary of the Rosshill House, built by Lord Leitrim. Later it was acquired by Lord Ardilaun (the former Sir Benjamin Guinness) whose family home for a number of generations was Ashford Castle, some three miles away at Cong.
The ruins of the Coach House was all that remained when the present owner, a building surveyor, acquired it for restoration.
The building is in hammer-dressed limestone with external stone stairs to the dwelling area at first floor level. In this respect it resembles a typical French farmhouse, the character of the building being Romanesque or Norman French. The aspect is westwards with a view of the Connemara Mountains.
At ground floor level there is a garage and boat house. A large wide courtyard extends along the east side and a raised terrace faces the dwelling on the west and extends along the south side. The site is bounded on the north by the conifer plantation of Coilte, which extends out on to the Big Island and the White Island Peninsulae enclosing Rosshill Bay and for a considerable distance along the lakeshore.

Stone staircase leads to an enclosed lobby with separate doors leading to two self-contained apartments each comprising:
Two double bedrooms and one single bedroom, open plan living room with separate living and dining areas, kitchen with built in storage units and shelving, domestic hot water, electric cooker.
The apartments are self-contained and self-controlled. Central heating is via a common oil-fuel boiler housed in the vault under the stair case at ground floor level.

Separate entrance to a self-contained apartment with two bedrooms, shower-room, living room and kitchen area.
